Nest Stay


Nest Cottage is a romantic one-bedroom bolthole, perfect for a solo or couple’s retreat. It forms the western wing of New Place Farm, situated on an elevated slope of Broomers Hill, Pulborough with its spectacular views of the South Downs.

Although semi-detached, the Cottage has been planned with privacy in mind, and has its own independent entrance, parking for two cars and private garden.  Inside, the rooms have been lovingly curated with interesting art, antiques and artefacts creating a home full of character and style which impresses from the moment you step through the door.

The garden and surrounding country views are beautiful in all seasons. Guests immediately relax here.  It is blissfully quiet, except for birdsong. Catching up on sleep in sumptuous sheets, countryside walks right from the doorstep, cosy evenings by the fire, and breathtaking Sussex sunsets – just a few elements to make your stay unforgettable.

Please note: Nest Cottage is in a quiet area so loud groups/parties are not appropriate.  Please also note that the our friendly Jack Russell dog may pay you a visit as he lives on the grounds, so for those with allergies or fears of dogs, this may not be the ideal stay for you.

Facilities

Step into the generous open plan living room and there is ample space for dining, working and relaxation. There’s a flat screen TV and DVD player which comes with a selection of all the best old-fashioned, feel-good movies for you to enjoy.  Or you may wish to unplug and curl up with a book – of which there are many to choose from. During the cooler seasons, you can light the open fire, for which there is a well-stocked log store adding warmth and romance to chilly evenings.

There are plentiful country eateries in this area, but should you wish to whip up a delicious meal, the kitchenette is well-equipped with a microwave, double hob, fridge, toaster and Nespresso machine.  There is a good range of china, glassware, cutlery, cooking utensils and pans. Tea, coffee pods, milk and fresh eggs from our chickens will be left for you on arrival.

Sleeping

The epitome of luxury, the bedroom has a king size bed dressed in fine Egyptian cotton sheets. The deep hybrid mattress with plump pillows will ensure a restful night’s sleep. Upon waking, you can enjoy the far-reaching views across to the South Downs without moving from your pillow – heaven! There is plenty of storage space for clothes and shoes.

Up a step through double doors, the beautifully appointed ensuite bathroom has a shower and bath and is equipped with fluffy towels and spoiling Ortigia bath products.  Above the freestanding bathtub, a skylight allows you to stargaze or watch the clouds float by as you soak in fragrant bubbles, and the wall-mounted taps allow for comfortable bathing a deux.

Gardens

Outside there are garden benches, sunloungers, a firepit and a dining area for two beneath the magnolia tree. The garden boasts an ornamental fishpond with fountain, rare specimen trees, ancient yew hedging and dreamy meadows.

At night floodlights bring an elegant atmosphere, and twinkly fairy lights lead up the garden path to the car park.


Nest Lodge is an idyllic three-bedroom guesthouse, perfect for a family holiday or a friends getaway.  It forms the eastern part of New Place Farm, situated on an elevated slope of Broomers Hill, Pulborough with its spectacular views of the South Downs.

Although semi-detached, Nest Lodge has been planned with privacy in mind, and is completely separate from the main house next door.  It has parking for two cars and an extensive private garden of approximately one acre.  Inside, the rooms have been lovingly curated with interesting art and artefacts creating a home full of colour and style.

Facilities

Step across the threshold of Nest Lodge and you’ll find yourself in a beautifully bright and stylish little home, full of thoughtful touches.  The open plan kitchen/sitting room provides a wonderful space for group gatherings with French doors opening to the south-facing garden.  The kitchen is fully equipped with everything you could possibly need for entertaining, including an oven, induction hob, microwave, fridge/freezer, Nespresso coffee machine and toaster.

There is a generous range of china, glassware, cutlery, cooking utensils and pans. The oak-top central island allows dining for up to six people on mustard velvet seats. There is a cosy sitting area with Smart TV and radio. Laundry facilities can be found under the stairs – a washing machine and a separate tumble drier. Tea, coffee pods, milk and fresh eggs from our chickens will be left for you on arrival.

Sleeping

There are two ground floor bedrooms – one double and one twin. The double room overlooks the hen house and leafy woodland beyond.  The twin room features handmade crocheted blankets and glorious morning sunshine through the shutters. Both bedrooms have storage for clothes and shoes. These bedrooms share a charming family shower room stocked with fluffy towels and Ortigia soap.

The master bedroom suite will take your breath away!  It spans the entire first floor and features a king size bed with sumptuous Egyptian cotton sheets, French doors opening onto a romantic balcony, and a luxurious ensuite bathroom with both bath and shower. Treat yourself – lie in bed with views from your pillow, or take your coffee to the balcony, or bathe beneath a canopy of trees. As with the other bedrooms, fluffy towels and Ortigia soap are standard, and well as generous wardrobe space.

Gardens

Outside, fragrant lavender and roses welcome you as you enter the front door. The French doors at the back open onto a Mediterranean olive garden with central fountain, leading into a dreamy wildflower meadow, with breathtaking views of the South Downs.  In the garden you will find sun loungers, lots of seating, a dining area and firepit.  There is even a croquet set if you’re keen!  In the evenings, turn on the floodlights to add a little romance to your gathering.
